This a national scheme. We will also consider the situation of the residence on 1 January of the current tax year (2026).<\/p>\n<\/div>\n\n\t<section class=\"section\" id=\"explanation-of-the-characteristics\">\n\t\t<div class=\"container-fluid container-fluid--wrapped\">\n\t\t\t<div class=\"section__inner rs_preserve\">\n\n\t\t\t\t\t\t\t\t\t<div class=\"section__group\">\n\t\t\t\t\t\t<h2 class=\"section__title\">\n\t\t\t\t\t\t\tExplanation of the characteristics\n\t\t\t\t\t\t<\/h2>\n\t\t\t\t\t<\/div>\n\t\t\t\t\n\t\t\t\t\t\t\t\t\n\t\t\t<\/div>\n\t\t<\/div>\n\t<\/section>\n\n\n<div class=\"entry-content__style entry-content__style--core-heading \">\n<h3 class=\"wp-block-heading\" id=\"h-the-characteristics\">The characteristics<\/h3>\n<\/div>\n\n<div class=\"entry-content__style entry-content__style--core-paragraph \">\n<p>The characteristics of immovable property also determine the sum of the WOZ value. We usually obtain the characteristics from construction plans and photos. Sometimes we also visit the property to inspect it. For this, we first make an appointment. For residential property, it concerns the following characteristics:<\/p>\n<\/div>\n\n<div class=\"entry-content__style entry-content__style--core-list \">\n<ul class=\"wp-block-list\">\n<li>the type of house (e.g. terrace house, detached house, apartment)<\/li>\n\n\n\n<li>the size of the house. RBG uses <span class=\"tooltip-container\">\n\t\t\t\t\t\t<button\n\t\t\t\t\t\t\tclass=\"tooltip-trigger\"\n\t\t\t\t\t\t\tdata-module=\"tooltip\"\n\t\t\t\t\t\t\tdata-id=\"tooltip\"\n\t\t\t\t\t\t\tdata-title=\"net dimensions\"\n\t\t\t\t\t\t\tdata-content=\"For net measurements, we measure the area inside the house, excluding the exterior walls.\"\n\t\t\t\t\t\t>\n\t\t\t\t\t\t\t<span class=\"tooltip-trigger__title\">\n\t\t\t\t\t\t\t\tnet dimensions\n\t\t\t\t\t\t\t<\/span>\n\t\t\t\t\t\t\t<span class=\"tooltip-trigger__icon\">\n\t\t\t\t\t\t\t\t<i class=\"icon icon-information\" aria-hidden=\"true\"><\/i>\n\t\t\t\t\t\t\t<\/span>\n\t\t\t\t\t\t<\/button>\n\t\t\t\t\t<\/span> <\/li>\n\n\n\n<li>the construction year of the house<\/li>\n\n\n\n<li>the annexes (garage, storage, extension, conservatory, etc.) and the size thereof<\/li>\n\n\n\n<li>the presence of dormer(s)<\/li>\n\n\n\n<li>the size of the cadastral plot<\/li>\n\n\n\n<li>the location<\/li>\n\n\n\n<li>the state (of the kitchen, bathroom and of repair)<\/li>\n<\/ul>\n<\/div>\n\n<div class=\"entry-content__style entry-content__style--core-heading \">\n<h3 class=\"wp-block-heading\" id=\"h-the-market-value\">The market value<\/h3>\n<\/div>\n\n<div class=\"entry-content__style entry-content__style--core-paragraph \">\n<p>RBG redetermines the WOZ value of your house or piece of land every year. We determine this by assessing what your house would fetch if sold on 1 January of the previous year. To this end, we will look at sales prices of similar houses in your municipality. <\/p>\n<\/div>\n\n<div class=\"entry-content__style entry-content__style--core-heading \">\n<h3 class=\"wp-block-heading\" id=\"h-the-market-data\">The market data<\/h3>\n<\/div>\n\n<div class=\"entry-content__style entry-content__style--core-paragraph \">\n<p>We will look at sales prices of comparable houses that have been sold between 1 January, 2024 and January 1, 2026. Were no comparable houses sold during this period? Then we look at previous sales prices. The RBG investigates and assesses all these sales figures.&nbsp;We use these sales figures to determine the WOZ value for houses that are similar. We will take mutual differences, such as the size, state of repair, land area and location into account. When few sales prices are available, RBG can also use previous market data.<\/p>\n<\/div>\n\n\t<section class=\"section\" id=\"woz-value-for-renovation-and-under-construction\">\n\t\t<div class=\"container-fluid container-fluid--wrapped\">\n\t\t\t<div class=\"section__inner rs_preserve\">\n\n\t\t\t\t\t\t\t\t\t<div class=\"section__group\">\n\t\t\t\t\t\t<h2 class=\"section__title\">\n\t\t\t\t\t\t\tWOZ value for renovation and under construction  \n\t\t\t\t\t\t<\/h2>\n\t\t\t\t\t<\/div>\n\t\t\t\t\n\t\t\t\t\t\t\t\t\n\t\t\t<\/div>\n\t\t<\/div>\n\t<\/section>\n\n\n<div class=\"entry-content__style entry-content__style--core-heading \">\n<h3 class=\"wp-block-heading\" id=\"h-renovation\">Renovation<\/h3>\n<\/div>\n\n<div class=\"entry-content__style entry-content__style--core-paragraph \">\n<p>If you are renovating, then this will often affect the WOZ value. Did you renovate your house between 1 January 2025 and 1 January 2026? Then the situation on 1 January 2026 will apply to the WOZ value.<\/p>\n<\/div>\n\n<div class=\"entry-content__style entry-content__style--core-heading \">\n<h3 class=\"wp-block-heading\" id=\"h-under-construction\">Under construction<\/h3>\n<\/div>\n\n<div class=\"entry-content__style entry-content__style--core-paragraph \">\n<p>The amount of the WOZ value for a building under construction depends on the progress of the construction. The WOZ value of a building under construction consists of:<\/p>\n<\/div>\n\n<div class=\"entry-content__style entry-content__style--core-list \">\n<ul class=\"wp-block-list\">\n<li>The value of the land <\/li>\n\n\n\n<li>The part of the building that has been completed on 1 January of the tax year. <\/li>\n<\/ul>\n<\/div>\n\n<div class=\"entry-content__style entry-content__style--core-paragraph \">\n<p>Calculation example: The value of the land is \u20ac 75,000. If the building is completed, then the value is \u20ac 300,000. The construction has been completed for 60% on 1 January. The WOZ value will thus be \u20ac 255,000. This is the value of the land (\u20ac 75,000) plus the value of the building (60% x \u20ac 300,000).  <\/p>\n<\/div>\n\n\t<section class=\"section\" id=\"supervision-by-the-valuation-chamber\">\n\t\t<div class=\"container-fluid container-fluid--wrapped\">\n\t\t\t<div class=\"section__inner rs_preserve\">\n\n\t\t\t\t\t\t\t\t\t<div class=\"section__group\">\n\t\t\t\t\t\t<h2 class=\"section__title\">\n\t\t\t\t\t\t\tSupervision by the Valuation Chamber\n\t\t\t\t\t\t<\/h2>\n\t\t\t\t\t<\/div>\n\t\t\t\t\n\t\t\t\t\t\t\t\t\n\t\t\t<\/div>\n\t\t<\/div>\n\t<\/section>\n\n\n<div class=\"entry-content__style entry-content__style--core-paragraph \">\n<p>The Valuation Chamber is the supervisory body that checks whether we are properly implementing the rules of the Valuation of Immovable Property Act (WOZ Act).<\/p>\n<\/div>\n\n<div class=\"entry-content__style entry-content__style--core-paragraph \">\n<p>We are responsible for the quality of the appraised WOZ value. The Valuation Chamber checks whether we have carefully examined the quality of the valuations. The Valuation Chamber completes this check before we publish the valuations. After the audit, the Valuation Chamber agrees to send out the new WOZ valuations.<\/p>\n<\/div>\n\n<div class=\"entry-content__style entry-content__style--core-paragraph
