We also consider the situation of the office building on 1 January of the current tax year (2026).<\/p>\n<\/div>\n\n<div class=\"entry-content__style entry-content__style--core-heading \">\n<h3 class=\"wp-block-heading\" id=\"h-the-characteristics\">The characteristics<\/h3>\n<\/div>\n\n<div class=\"entry-content__style entry-content__style--core-paragraph \">\n<p>The\ncharacteristics of immovable property also determine the sum of the WOZ value.\nWe retrieve the characteristics from construction plans, photos and\/or\nrecordings of the immovable property.<br>\nFor non-residential property, it concerns the following characteristics:<\/p>\n<\/div>\n\n<div class=\"entry-content__style entry-content__style--core-list \">\n<ul class=\"wp-block-list\">\n<li>the type (e.g. office,warehouse, workshop)<\/li>\n\n\n\n<li>the size<\/li>\n\n\n\n<li>the construction year<\/li>\n\n\n\n<li>the location<\/li>\n\n\n\n<li>the state of repair&nbsp;<\/li>\n<\/ul>\n<\/div>\n\n<div class=\"entry-content__style entry-content__style--core-heading \">\n<h4 class=\"wp-block-heading\" id=\"h-the-size\">The size<\/h4>\n<\/div>\n\n<div class=\"entry-content__style entry-content__style--core-paragraph \">\n<p>RBG uses <span class=\"tooltip-container\">\n\t\t\t\t\t\t<button\n\t\t\t\t\t\t\tclass=\"tooltip-trigger\"\n\t\t\t\t\t\t\tdata-module=\"tooltip\"\n\t\t\t\t\t\t\tdata-id=\"tooltip\"\n\t\t\t\t\t\t\tdata-title=\"gross dimensions\"\n\t\t\t\t\t\t\tdata-content=\"For gross dimensions, we measure the area outside (including the exterior walls).\"\n\t\t\t\t\t\t>\n\t\t\t\t\t\t\t<span class=\"tooltip-trigger__title\">\n\t\t\t\t\t\t\t\tgross dimensions\n\t\t\t\t\t\t\t<\/span>\n\t\t\t\t\t\t\t<span class=\"tooltip-trigger__icon\">\n\t\t\t\t\t\t\t\t<i class=\"icon icon-information\" aria-hidden=\"true\"><\/i>\n\t\t\t\t\t\t\t<\/span>\n\t\t\t\t\t\t<\/button>\n\t\t\t\t\t<\/span> (surface area) to determine the WOZ value of non-residential properties for the Municipalities of Delft, Schiedam and Vlaardingen. The gross surface area has been described in the Dutch NEN 2580 standard.<\/p>\n<\/div>\n\n<div class=\"entry-content__style entry-content__style--core-heading \">\n<h3 class=\"wp-block-heading\" id=\"h-the-market-value\">The market value<\/h3>\n<\/div>\n\n<div class=\"entry-content__style entry-content__style--core-paragraph \">\n<p>RBG redetermines the WOZ value of your office building or piece of land every year. We determine the economic value; the price the highest bidder would pay if the office building or piece of land would be for sale in the most suitable manner and after the best possible preparation. &nbsp; &nbsp;&nbsp; <\/p>\n<\/div>\n\n<div class=\"entry-content__style entry-content__style--core-heading \">\n<h3 class=\"wp-block-heading\" id=\"h-the-market-data\"><strong>The market data<\/strong><\/h3>\n<\/div>\n\n<div class=\"entry-content__style entry-content__style--core-paragraph \">\n<p>During the assessment, RBG uses a range of different data. &nbsp;We collect, record and analyse the market data constantly. Market data are asking prices, sales price and rental figures of office buildings. <br><\/p>\n<\/div>\n\n\t<section class=\"section\" id=\"how-do-we-determine-the-woz-value-non-residential-properties\">\n\t\t<div class=\"container-fluid container-fluid--wrapped\">\n\t\t\t<div class=\"section__inner rs_preserve\">\n\n\t\t\t\t\t\t\t\t\t<div class=\"section__group\">\n\t\t\t\t\t\t<h2 class=\"section__title\">\n\t\t\t\t\t\t\tHow do we determine the WOZ value non-residential properties?\n\t\t\t\t\t\t<\/h2>\n\t\t\t\t\t<\/div>\n\t\t\t\t\n\t\t\t\t\t\t\t\t\n\t\t\t<\/div>\n\t\t<\/div>\n\t<\/section>\n\n\n<div class=\"entry-content__style entry-content__style--core-heading \">\n<h3 class=\"wp-block-heading\" id=\"h-marketable-non-residential-properties\">Marketable non-residential properties<\/h3>\n<\/div>\n\n<div class=\"entry-content__style entry-content__style--core-paragraph \">\n<p>Marketable non-residential properties are shops, catering establishments, offices and commercial space. By &#8216;marketable&#8217;, we mean that the property has a good market position. The property generally will be sold or hired quickly. Marketable non-residential properties are valued using <span class=\"tooltip-container\">\n\t\t\t\t\t\t<button\n\t\t\t\t\t\t\tclass=\"tooltip-trigger\"\n\t\t\t\t\t\t\tdata-module=\"tooltip\"\n\t\t\t\t\t\t\tdata-id=\"tooltip\"\n\t\t\t\t\t\t\tdata-title=\"the rental value capitalisation method\"\n\t\t\t\t\t\t\tdata-content=\"valuation by multiplying the rental value by a capitalisation factor (the selling price divided by the rental value).\"\n\t\t\t\t\t\t>\n\t\t\t\t\t\t\t<span class=\"tooltip-trigger__title\">\n\t\t\t\t\t\t\t\tthe rental value capitalisation method\n\t\t\t\t\t\t\t<\/span>\n\t\t\t\t\t\t\t<span class=\"tooltip-trigger__icon\">\n\t\t\t\t\t\t\t\t<i class=\"icon icon-information\" aria-hidden=\"true\"><\/i>\n\t\t\t\t\t\t\t<\/span>\n\t\t\t\t\t\t<\/button>\n\t\t\t\t\t<\/span>. The appraised selling price is used for this purpose. The valuation is based on comparable properties that have been sold around the reference date. Then this selling price is divided by the rental value. This yields the capitalisation factor.<\/li>\n<\/ul>\n<\/div>\n\n<div class=\"entry-content__style entry-content__style--core-paragraph \">\n<p>We investigate and assess all market data. Market data consists of sales prices, rental figures and asking prices of commercial properties.<\/p>\n<\/div>\n\n<div class=\"entry-content__style entry-content__style--core-heading \">\n<h3 class=\"wp-block-heading\" id=\"h-unmarketable-non-residential-properties\">Unmarketable non-residential properties <\/h3>\n<\/div>\n\n<div class=\"entry-content__style entry-content__style--core-paragraph \">\n<p>Unmarketable is defined as immovable properties that almost never sold, such as schools, sports centres, hospitals, homes for the elderly, etc. We determine the values of unmarketable non-residential premises using &#8216;the depreciated replacement cost&#8217;. The depreciated replacement cost is the sum that would be required if the object was to be rebuilt. The depreciated replacement cost is the replacement cost that takes the purpose of the object and the ageing into account.<\/p>\n<\/div>\n\n\t<section class=\"section\" id=\"inspection-by-the-valuation-chamber\">\n\t\t<div class=\"container-fluid container-fluid--wrapped\">\n\t\t\t<div class=\"section__inner rs_preserve\">\n\n\t\t\t\t\t\t\t\t\t<div class=\"section__group\">\n\t\t\t\t\t\t<h2 class=\"section__title\">\n\t\t\t\t\t\t\tInspection by the Valuation Chamber\n\t\t\t\t\t\t<\/h2>\n\t\t\t\t\t<\/div>\n\t\t\t\t\n\t\t\t\t\t\t\t\t\n\t\t\t<\/div>\n\t\t<\/div>\n\t<\/section>\n\n\n<div class=\"entry-content__style entry-content__style--core-paragraph \">\n<p>The Valuation Chamber, acting as a supervisory authority, checks whether we correctly apply the rules of the Valuation of Immovable Property Act (Wet WOZ).<\/p>\n<\/div>\n\n<div class=\"entry-content__style entry-content__style--core-paragraph \">\n<p>We are responsible for the quality of the assessed WOZ value. The Valuation Chamber verifies whether we have thoroughly examined the quality of the valuations. This inspection takes place before the valuations are published. Once the inspection is complete, the Valuation Chamber approves the release of the new WOZ valuations.<\/p>\n<\/div>\n\n\t<section class=\"section\" id=\"what-is-a-valuation-of-immovable-property-assessment\">\n\t\t<div class=\"container-fluid container-fluid--wrapped\">\n\t\t\t<div class=\"section__inner rs_preserve\">\n\n\t\t\t\t\t\t\t\t\t<div class=\"section__group\">\n\t\t\t\t\t\t<h2 class=\"section__title\">\n\t\t\t\t\t\t\tWhat is a Valuation of Immovable Property assessment?  \n\t\t\t\t\t\t<\/h2>\n\t\t\t\t\t<\/div>\n\t\t\t\t\n\t\t\t\t\t\t\t\t\n\t\t\t<\/div>\n\t\t<\/div>\n\t<\/section>\n\n\n<div class=\"entry-content__style entry-content__style--core-paragraph \">\n<p>You will receive the WOZ value as a WOZ assessment. This WOZ assessment is usually stated on the assessment form. The owner registered with the Land Registry on January 1st receives the WOZ assessment.
